A realistic Harry Potter action-RPG game trailer leaks

First, take a look at this video. This is supposed to be an unannounced Harry Potter action-RPG game, in development somewhere by an unknown company (possibly Warner's Avalanche outfit, previously responsible for the Disney Infinity titles). The video appeared on YouTube on Monday and is creating quite a buzz as it seems to be just what fans have been dreaming of. It features realistic visuals, an open world to explore and spells cast from a third person point of view.

Along with the video there is a text similar to a press release that explains the settings, the story, and the main gameplay features. You will choose between eight different types of wizard to play as, traverse the world talking to characters, making friends and taking decisions that will change the course of the game.

Is it an elaborate fake or could this be something that's in the works? Or is it potentially a project that was once in development and that has now been cancelled? It's hard to tell, but hopefully there's truth behind it as it does sound like a very appealing concept...
